But, these overages are not plentiful. This is because most of the foreclosures held by the county need to be either without mortgages or liens or had to be the rare situation that had a mortgage holder which didn't respond to the county's notification of the impending tax foreclosure. That is seriously rare. Of course, the cost for this system is not friendly either, at $1500+.

Yes there's some different angles here. But you're still chasing extremely difficult deals, with a limited prospective base. Don't forget that you're negotiating with the foreclosing entity that has to turn around and cut a deal with lien and mortgage holders behind it in line. If it forecloses, the foreclosing entity doesn't have to deal with other lien or mortgage holders. At just under a grand, again a tough price tag. One final word on this program. You have to put down earnest money. And you have to put a ton of offers out to get one to fall. So this can get expensive quick..Rick Dawson's deed grabber course is next.. This teaches how to get the deed prior to a tax sale in order to own it redemption cost. Love the materials, the concept and the asking price. Don't like that you still own the property and have to resell it. Also doesn't work in non trust deed states.. The best programs show you how to profit without actually owning the property.. Also, I've purchased deeds before and no, a couple of hundred bucks ain't gonna do it. This is the case regardless of how you phrase your approach. Price is nice and cheap but the lack of available prospective properties makes this a limited product. Perhaps a side deal or two. Court House Riches - by Rick Dawson. Not bad. It's a combo set from Rick Dawson and has some good info. But about a grand for this? Yikes. Is this rick's version of a 'best of' compilation? If so, I'll skip the box set. J Beck's free and clear real estate system. It's a tax sale investment system. Well thought out, easy to follow. Under 20 bucks. Two big issues though. Forty dollar monthly subscription not mentioned. And there's a lot of complaints about attempted back end up selling. Lots of complaint chatter out there.Land Profit Formula, now Land Profit Generator - By Jack Bosch. Basically, it's a different take on buying deeds on property coming up for tax sale foreclosure.. The issue is that you still have to find an end buyer to cash out. Unless you've been under a rock, the thought of having to re-sell the property, regardless of how cheap, doesn't turn you on. Two Grand price tag? Whew.... Good for you, Jack Bosch. The Rebel Millionaire System. Gotta admit, this has a good side to it. That is, the partnership aspect that is offered. But they're proud of this course. Two grand proud. Plus we're not fans of short sale based programs. The middleman deal here sucks. A year ago we would be telling you to choose this route. There are a lot of choices. The best ones are those written by Peter Gilboy and Sierra Judgment Recovery. Really great programs with sensational documentation. And the price is right. Unfortunately, we can't recommend. Why, you ask? The main reason has nothing to do with the programs. The powers that be are passing new laws further restricting a judgment recovery specialists chance to get ahold of assets. Too late, mate.Surplus funds riches - By Shawn Buige. Completely different take on surplus funds and excess proceeds recovery. Highest return on your time. And a great price under three hundred bucks. And the support from the author himself. Outrageous! What we like about this program is the way its run. Shawn and company teach people how to pull down crazy money. Now get this. They also provide funding for deals, make the deal for you, and give you a cut.
