How Do I Make An Offer For A Pre-foreclosure Property?I have an
address for pre-foreclosure from a web site that can tell you if a
property is in pre-foreclosure or is already going to auction. I am

What Are The Downfalls Of Renting A Pre-foreclosure Home?I found a
few houses (very nice ones, btw) that are in pre-foreclosure. The
rent is usually btwn 650-1,000 per month (but I assume they mean,
we'd be taking over the mortgage, not 'renting' which is fine with
us.) But, are there any downfalls? Like, will the amount increase
annually? Are they super-dirty? Are there any hidden costs? ETC?

HELP?!?! How Long Does It Take For The Bank To Accept An Offer On A
Pre-foreclosure Home?I put an offer on a pre-foreclosure home. The
sellers signed it and were really excited about the offer and
passed it onto the bank. I don't know that much about
pre-foreclosures, so how long will it take to find out if I got the
house or not? Yes, I am offering less than owed on the unit. But I
AM offering market value.

What Are The Rights For A Tenant Who Has Just Found Out The House
They Are Renting Is In Pre-foreclosure?A gentleman who rents
another home from our landlord brought us information he and his
wife had found on the internet that showed the house he is renting
and the one my family is renting are both in pre-foreclosure. The
owners are denying the houses are in pre-foreclosure when this
gentleman asks. They won't return our phone calls. We live in
California and are unsure about what pre-foreclosure means and what
California real estate laws mean when translated into common terms.

What Is The Best Website To Find Pre-foreclosure/foreclosure
Properties?Ive been seeing sites offering pre-foreclosure
information for many houses in my area. Most of them charge
$50/month. I don't mind paying the 50 but I want to make sure I
only have to do it with one site. The 2 sites im thinking about are
foreclosure.com and realtytrac.com Anyone have any experience with
them? I work very long hours and don't have enough free time as it
is. A site like this would benefit me.

How Should I Buy Any Pre-foreclosure House?I live in central NJ
where house prices have not gone down. But number of
pre-foreclosure houses are reaching the sky. I have tried writing
letters to those pre-foreclosure home buyers, trying to get their
property. But there is no response at all. What do you think I
should do in order to get them thinking of selling. And if they get
ready to negotiate, should I make an offer according to current
market value or according to what they owe to the lender. Any
response will be appreciated Thanks very much

When A Home Is In Pre-foreclosure And You Have The Option To 'take
Over', What Does That Mean?I was house hunting (renting) and
contacted someone about a listing. They wrote back and said they
were behind on payments and that the house was in pre-foreclosure
and someone had the option to 'take it over'. I would imagine that
means there is a judgement or lien against it, but can someone
explain the process of taking over and pre-foreclosure?

How To Contact Owner Of A Pre-foreclosure Property?I am trying to
buy my first home and am looking at pre-foreclosure properties as
an option. I have located a pre-foreclosure approximately one mile
from where I currently rent a home. I have begun researching how to
go about buying a pre-foreclosure, and I know that my first step is
to contact the homeowner by mail. I already have his name. Because
I live so close to the property and frequently drive by, I am aware
that no one has lived there for some time, and I am concerned that
any letter I write would not reach him. How can I make sure that he
receives my letter? Also, I am not an investor, and I am not
represented by anyone...I am just a young mother looking to acquire
my first home at a reasonable price. Does this lessen my chances of
being able to make a proposal that would benefit both myself and
the homeowner? Any guidance would be greatly appreciated. Thank
you.

Help Determining How Much Mortgage Company Paid To Buy A Loan In
Pre-foreclosure?Question for your real estate investors out there.
I am aware of a property that is in pre-foreclosure. I happen to
know that the mortgage on this property has been sold a number of
times (I realize that this is very common in the mortgage
industry). However, the company that holds the loan now is one of
those last stop mortgage companies. They buy mortgages that other
companies have written off as bad debt. Is there a way to find out
how much this company paid when they bought the loan in question?

Can We Assume An Existing Loan When Purchasing A

property as well. If we can identify real savings to be made, is
there any impediment to assuming an existing loan as part of our
